The tokenization of real-world assets has crossed from proof of concept into production. BlackRock's BUIDL fund, Franklin Templeton's on-chain money market fund, and JPMorgan's Onyx platform have collectively put billions in real-world assets on public and permissioned blockchains. The infrastructure works. The legal frameworks are maturing. What's left is knowing which asset classes benefit most — and what the implementation actually looks like.

1. Real Estate

Real estate is the most mature RWA vertical. The thesis is straightforward: property is the world's largest asset class, but minimum investment sizes, illiquidity and geographic restrictions lock out most potential investors. Tokenization breaks a single asset into thousands of shares, settles ownership transfers in seconds and lets a property in Lahore be owned fractionally by investors in Dubai, London and New York simultaneously.

In practice, a tokenized real estate deal requires a special purpose vehicle (SPV) that holds legal title to the property, with tokens representing economic interests in the SPV. Rental income is distributed automatically on-chain. Resale happens peer-to-peer without brokers. Compliance — who can own, how many, under which jurisdictions — is enforced by the token contract itself via whitelisted addresses and transfer rules.

The live implementations range from residential fractional platforms to commercial real estate debt tokenization, where the underlying is a property-backed loan rather than equity. Debt tokenization is often easier to structure legally, which is why it's outpacing equity tokenization in most markets.

2. Private Credit and Debt Instruments

Private credit is the fastest-growing RWA segment by total value locked. Traditional private credit — direct lending to businesses outside public markets — has historically been accessible only to institutional investors willing to commit large minimums and accept long lock-up periods. Tokenization changes both constraints.

Platforms like Centrifuge and Maple Finance have brought corporate loans, trade receivables and structured credit on-chain. The borrower draws funds in stablecoins; lenders hold tokens representing their share of the loan; interest accrues and distributes automatically. The on-chain structure gives lenders a transparent, auditable view of the underlying collateral and repayment history — something paper-based private credit has never offered.

For asset managers building private credit products, tokenization also dramatically reduces administrative overhead. Cap tables, distribution waterfalls and investor reporting that previously required fund administrators now run automatically through smart contract logic.

3. Government Bonds and Treasuries

Tokenized government debt is where the largest institutions have planted their flags. BlackRock's BUIDL fund — a tokenized short-duration US Treasury fund on Ethereum — attracted over $500 million in its first few months. Franklin Templeton's FOBXX has been operating since 2021. Both use blockchain as the record of ownership, with daily yield accrual and near-instant redemption.

The value proposition for institutional holders is operational: faster settlement, reduced counterparty exposure and the ability to use tokenized treasuries as on-chain collateral. A hedge fund holding tokenized T-bills can post them as margin in a DeFi lending protocol without selling the position. That composability — the ability to put a safe asset to work without liquidating it — is genuinely new.

For builders, tokenized sovereign debt is the most regulated category and requires the most sophisticated compliance infrastructure: multi-jurisdiction KYC, sanctions screening, accreditation verification and continuous transfer rule enforcement. The technical implementation is well-understood; the legal and compliance layer is where the engineering complexity lives.

4. Commodities

Commodity tokenization has two distinct models. The first is warehouse-receipt tokenization: physical gold, silver or oil held in a verified custody facility, with tokens representing direct claims on specific lots. Paxos Gold (PAXG) and Tether Gold (XAUT) are the most widely used examples — each token represents one troy ounce of LBMA-grade gold held in a Swiss or London vault.

The second model is synthetic exposure: tokens that track commodity prices through oracle-fed derivatives, without direct physical backing. These are simpler to issue and more liquid, but they carry counterparty risk that physical-backed tokens avoid.

Beyond precious metals, energy commodity tokenization is an active frontier. Oil and gas projects are experimenting with tokenized production revenue rights — investors receive token-denominated payments tied to field output, with on-chain accounting replacing the quarterly paper statements traditional royalty holders receive.

5. Infrastructure Finance

Infrastructure projects — toll roads, solar farms, water treatment plants, data centres — share a useful profile for tokenization: long asset life, predictable cash flows, and historically difficult access for smaller investors. A toll road generates decades of revenue. Tokenizing that revenue stream lets a wider capital base participate in infrastructure returns that were previously available only to pension funds and sovereign wealth funds.

The tokenization structure here is typically bond-like: investors buy tokens representing fixed or variable yield, paid from project revenues, with the infrastructure asset as collateral. Repayment follows a programmatic schedule. Default handling and collateral enforcement are encoded in the contract, reducing reliance on intermediaries and shortening resolution timelines significantly versus traditional infrastructure bonds.

Emerging markets — including South Asia — are particularly interesting for infrastructure tokenization because capital scarcity is acute and traditional bond markets are thin. A solar project in Pakistan can access global capital through a tokenized bond without navigating a domestic securities exchange.

6. Trade Finance and Receivables

Trade finance is a $9 trillion market with a persistent funding gap — particularly in developing economies where SMEs can't access credit against their receivables. An exporter in Karachi selling to a retailer in the UK holds a receivable that won't settle for 90 days. Tokenizing that invoice lets the exporter sell the receivable on-chain at a discount, getting cash immediately while the buyer gets a short-duration, asset-backed yield instrument.

The on-chain version of invoice financing removes the intermediaries who currently take 2–5% in fees and slow the process down to days or weeks. Smart contracts verify the underlying invoice, escrow the payment obligation, and release funds to the appropriate party automatically at settlement. The credit risk lives in the receivable quality, not in the platform.

Several protocols have built this infrastructure, including Centrifuge's trade finance pools and Goldfinch's emerging-market credit markets. For a business with a reliable flow of trade receivables, this is one of the most immediately applicable use cases — the legal structure maps cleanly to existing commercial law in most jurisdictions.

7. Carbon Credits and Environmental Assets

The voluntary carbon market has a trust problem. Carbon credits — each representing one tonne of CO₂ avoided or removed — are issued by dozens of registries using inconsistent standards, and the market has been plagued by double-counting and quality disputes. Tokenization addresses both problems directly.

On-chain carbon credits are minted against verified retirement certificates from registries like Verra and Gold Standard. Each token has a unique identifier tied to a specific project, vintage and methodology. When a company retires a credit to offset emissions, the retirement is recorded permanently on-chain and the token is burned — making double-counting cryptographically impossible.

The legal structure typically involves a Delaware LLC or similar vehicle that holds the physical work, with tokens representing membership interests. Fractional platforms like Masterworks have proven the demand exists even without blockchain — tokenization adds the secondary liquidity and programmable income distribution that paper-based fractional art ownership lacks.

Beyond fine art, the model extends to sports memorabilia, watches, rare whisky, classic cars and any high-value physical asset with a documented provenance. In each case, the challenges are less technical than curatorial: accurate valuation, authenticated provenance, quality custody, and a marketplace of buyers who understand what they're holding.

What these use cases share

Across all eight categories, the same pattern repeats: an asset class that is illiquid, geographically restricted, administratively expensive to operate, or accessible only to large institutional investors. Tokenization addresses all four constraints through the same mechanism — digital ownership on a programmable ledger that can be transferred globally, divided fractionally, settled instantly and managed by code rather than paper.

The engineering requirements are consistent too. Every serious RWA platform needs: a token standard that enforces compliance (ERC-3643 is the dominant choice), a KYC and investor verification layer, a primary issuance flow, an admin interface for the asset manager, and a path to secondary liquidity. The asset class changes the legal wrapper and the compliance rules; the technical infrastructure is largely the same.

The question for most asset managers isn't whether tokenization works — it's which asset class to start with and what the compliant architecture looks like for their jurisdiction.
